You need documented income: pay stubs, w-2s, and tax returns or some steady income such as disability pay. Then, a bank account with money for your down payment. Second, credit. You don’t need excellent credit, you just can’t have really bad credit. This means a 580 score (although you can go down to 500), and nothing bad recently. Unless you want to pay 20-30%. Not too many late payments or car repossession in the last year; no bankruptcy in the last 2 years, no foreclosure-short sale in the last 3 years. You have to pay off any tax liens or court judgment before you can close a loan. And, you need to be current on your student loans. Third, a loan officer. A loan officer figures this process for you.
